REMARKS:  
This project had to be constructed in the midst of a fully operational school, which also caters for hearing and visually impaired students. This meant time restraints on certain construction activities along with project induction to the workers on how to handle the special students.

Because the project was located in the centre of the school with only one point of access, which itself involved new work, the programming was critical to allow a flow of work so as to work your way out of a corner. This, coupled with an extremely tight construction time of 20 weeks, which included Christmas, called for a high level of co-ordination.

The project also had to be carried out in stages because the likes of the existing canteen had to be kept operational until the new one was built. This caused the refurbishment of the existing covered assembly area building to be completed at the very end of the project, which fell in the Christmas period.
The refurbishment consisted of structural upgrades, complete cleaning and painting plus removal and replacement of asbestos sheeting and timber frame windows i.e. bring up to new standard.

The cost increase was due to client instigated extras along with unknowns within the refurbishment. The time extension was due to a very early wet season.
INNOVATION:  
Sunbuild put forward a better design solution to carry away the stormwater from the area of the project, which has traditionally been an ongoing nightmare for the school. This system proved itself in Cyclone Thelma with 650mm being recorded in 72 hours.
