DESCRIPTION:
To purchase 4ha of land in the centre of Winnellie, design and carry out a sub-division in two stages; design and construct a new facility for Smorgon ARC, a 320m2 office with 1800m2 factory; cut up and refurbish and/or extend the existing Smorgon facility into 4 buildings sitting on 4 individual blocks plus construct new facility for Sunbuild – 200m2 office with 260m2 shed and yard. |

This project had to be carried out in two stages to allow Smorgon ARC to move into their new premises before the old facilities could be demolished and/or renovated.
It was also chosen to purchase land from Frank Morandini to allow the extension of Hickman Street to connect to Benison Road. This approach was good for the value of land and access to the general area however Frank Morandini used this to his advantage and insisted he do the sub-division work at his price. This caused the blow out in project value and time because the project was then controlled by his performance.
We also carried out the marketing and sales for this project which has been a great success allowing our borrowing to do the development to be paid out 2 months after construction was completed.
